New €105M Residential Project 'Pleno' Launched in Porto Suburb of Águas Santas

Real estate developer Vizta has announced the launch of Pleno, Quinta da Pícua, a new large-scale residential project in Águas Santas, Maia, in the Porto metropolitan area. The project, designed by MVCC Arquitetos, represents a total investment of approximately €105 million and will deliver 380 new homes across three phases.

The project specifications for the first phase, which is now under construction, include 110 apartments with typologies ranging from two-bedroom (T2) to four-bedroom (T4). The building features a modern design with an emphasis on spacious layouts, large windows for natural light, and private balconies or terraces for all units. Prices for available T2 apartments start at an attractive €271,000.

The construction timeline for the first phase targets completion in the second half of 2027. The subsequent two phases will follow, completing the 380-unit master plan. The architectural design focuses on clean lines and a strong connection to the surrounding green spaces, including the adjacent Parque de Pícua. The building's exterior and interior finishes will incorporate green tones, blending the development with the natural park environment.

A key feature of the development is its commitment to sustainability, with the project being built to the standards of BREEAM, an internationally recognized green building certification. Sustainability features include reinforced thermal insulation, promotion of natural ventilation, and strategic window orientation to maximize sunlight and reduce energy consumption. Financing arrangements for the project were not disclosed, but the developer, Vizta, is a known entity in the market. Fernando Vasco Costa, CEO of Vizta, stated that the project's mission is to provide high-quality living at accessible prices, close to urban centers.

Pre-sales activity for the first phase has been strong, with the developer reporting that nearly 50% of the 110 apartments are already sold or reserved, indicating high market interest. One-bedroom (T1) units are already sold out. All apartments include at least one parking space.
