100 New Housing Units Planned for Boavista in Porto Redevelopment
The Boavista area of Porto will see the construction of 100 new homes as part of a large-scale redevelopment project on the site of the former Porto-Boavista Railway Station. The urban plan, which also includes the construction of a new El Corte Inglés department store, was detailed in a recent announcement. The project is set to transform the 22,000-square-meter plot of land, which has been divided into three separate parcels.
According to the Lusa news agency, the first parcel is designated for the Spanish retail center. The remaining two parcels, totaling nearly 4,000 square meters, are owned by Infraestruturas de Portugal (IP) and are allocated for the new residential buildings. The state-owned company has not yet announced the commercial model for the 100 apartments, which could be offered on the open market, as affordable rentals, or under a different housing scheme. A small portion of the residential development will be reserved for services, creating a mixed-use environment.
The project also includes significant improvements to local infrastructure. Two new roads will be created to enhance mobility in the area. The first, a 156-meter street, will connect Rua 5 de Outubro with Avenida de França. A second, 179-meter road will link Rua Helena Sá e Costa to a new street, designated as Rua A. These new routes will serve the El Corte Inglés, the new residential buildings, and the nearby Casa da Música metro station and Metro do Porto headquarters.
The commercial component of the project will feature a building with a maximum height of 25 meters, comprising six floors above ground and three subterranean levels. The retail and services will occupy up to 52,613 square meters, with an additional 19,490 square meters for parking and technical areas. The surface rights contract between IP and El Corte Inglés, originally signed in 2000, has a duration of 99 years and is valued at €29.4 million.
Municipal officials have emphasized the importance of the housing component of the project. The construction of 100 new homes is expected to help alleviate residential pressure in Boavista, which is one of Porto's most in-demand neighborhoods. The final social impact of the new housing will depend on the sales or rental model chosen by IP. The entire redevelopment process is being closely followed by the Porto municipality and is considered a key strategic project for the city, combining commercial, residential, and mobility elements.
