Porto Allocates €2 Million for Fontainhas Housing Redevelopment
The Porto City Council has officially committed an estimated two million euros to a significant urban renewal project aimed at creating supported rental housing in the Fontainhas area. The municipal government announced that the investment will fund the rehabilitation of a city-owned property located adjacent to the Alameda das Fontainhas, a move designed to expand the portfolio of affordable housing within the city. The project will be overseen by Domus Social, the municipal enterprise tasked with the management of Porto's public housing assets.
According to details released from the public tender, the intervention will target the municipal lots situated between numbers 52 and 68. The existing structure is composed of 19 distinct fractions, of which 18 are residential and one is designated for commercial activities, primarily distributed over four levels. The project's preliminary program, cited by local news outlet Jornal de Notícias, mandates the 'maximum utilization of the building capacity, as well as the optimization of the number of dwellings.' This includes a provision to convert the ground-floor units, currently not used for housing, into residential apartments to increase the total number of available homes.
The project specifications call for a variety of apartment typologies to meet diverse needs. While there will be a focus on creating T1 and T2 units, the plan also incorporates one T2, two T3, and one T5 apartment. This configuration is intended to facilitate the rehousing of the property's current tenants within the newly renovated building, ensuring minimal disruption to the existing community. The Porto City Council has also indicated that it is open to increasing the building's overall volume, contingent on the proposal's adherence to all applicable legislation, which could further enhance the project's housing output.
Domus Social has launched a public tender for the architectural and engineering design of the project, with a base price of 120,000 euros. The deadline for the submission of proposals is September 3rd. The total execution period for the project, which encompasses the design phase and the subsequent construction work, is estimated to be approximately three years. This timeline includes the necessary oversight and management of the construction contract to ensure quality and adherence to the project's objectives.
