Jardins Altear I and II Developments Completed in Alta de Lisboa

The developer SOLYD Property Developers has announced the completion of two new residential buildings, Jardins Altear I and Jardins Altear II, located in the Alta de Lisboa area. The construction, which was managed by MAP Engenharia e Construção, is now finished, and the properties are ready to be handed over to the new owners. This development contributes 126 new apartments to the Lisbon housing market.

The project specifications detail a total gross construction area of 30,648 square meters. The 126 apartments range in size from one-bedroom (T1) to four-bedroom (T4) layouts. The architectural design was handled by the firm PG Arquitectos Associados, with an emphasis on natural light and both thermal and acoustic comfort. The development also includes nine ground-floor commercial units and 254 private parking spaces for residents.

The construction timeline has concluded as planned, and the handover process to buyers has commenced. The project features several exclusive amenities for residents, including a fully equipped private gymnasium, a multi-purpose room for events or meetings, and landscaped private garden areas. The lobbies and common interior spaces have been professionally decorated.

Diogo Abecasis, co-CEO and founder of MAP Group, the parent company of the construction firm, issued a statement regarding the project's conclusion. “The completion of Jardins Altear represents another strategic milestone for MAP. This project illustrates our ability to execute and deliver large-scale projects that prioritize quality,” he said. He also noted the project's contribution “to the increase of housing supply in Portugal.”

The developer, SOLYD, also commented on the completion. Tiago Belo, the company's COO, stated that the projects “represent the continuity of SOLYD's commitment to developing differentiated residential projects that contribute to the city's development and prioritize the quality of life of Portuguese families.” He acknowledged the role of MAP Engenharia e Construção in executing the build to the desired quality standards. No specific financing arrangements or investment partnerships were detailed in the announcement.

Regulatory approvals and planning permissions for the Altear development zone were secured prior to the commencement of construction, as part of the broader urban requalification plan for Alta de Lisboa. The project is situated in a designated growth area of the city that has seen significant private investment in recent years.

According to the developer, pre-sales activity for the project was strong, with the vast majority of units sold prior to completion. Currently, only one apartment remains available for purchase: a four-bedroom (T4) unit with a floor area of 183 square meters, located in the Jardins Altear I building. The on-site sales office on Rua José Cardoso Pires in Lisbon is open to handle inquiries for the final unit.
