Malveira Prime Logistics Project Announced for Lisbon Metropolitan Area

A new logistics development project, Malveira Prime Logistics, has been announced, with construction planned for a site in Mafra, approximately 25 minutes from Lisbon. The project is being developed to address the high demand for modern logistics facilities in the Greater Lisbon region, a market currently experiencing a scarcity of high-quality available assets.

The project specifications detail a state-of-the-art platform encompassing approximately 70,000 square meters of gross leasable area. The development will consist of two independent warehouses, designed to offer flexible solutions for tenants. The spaces can be configured into units starting from 5,000 square meters, making the asset suitable for occupation by multiple tenants or a single, large-scale operator. The technical design of the warehouses includes features aligned with modern logistics requirements. The entire facility will be outfitted with energy-efficient LED lighting.

This is one of the highest international standards for sustainable construction. According to a press release, this focus on sustainability is a key differentiator, as only 2% of the current logistics stock in the Greater Lisbon area possesses any form of ESG certification.

Financing arrangements and investment partnerships for the project have not been disclosed at this stage. However, the project is positioned as a response to the increasing demand from companies seeking Class A logistics space that combines modern efficiencies with a strategic location.

The project has secured the necessary regulatory approvals and planning permissions from the Mafra municipality. The location was chosen for its strategic transport links, situated less than five minutes from the A8 motorway and just 500 meters from the Malveira train station, which offers a direct connection to the Sintra railway line. This connectivity is expected to provide tenants with rapid access to the wider Lisbon region and a substantial labor market.

The environmental impact assessment highlighted the benefits of redeveloping the site for modern, energy-efficient use. The sustainability features, including the pursuit of BREEAM certification, are expected to minimize the operational carbon footprint of the facility once completed.

The project is expected to have a significant local economic impact, creating jobs during the construction phase and providing long-term employment once the logistics platform is operational. The developers project that the facility's proximity to Lisbon will allow it to serve up to 85% of the district's consumer market within a 30-minute drive.

There has been no announcement regarding pre-sales or pre-leasing activity, but market analysts anticipate strong interest given the current supply constraints in the region. The project's combination of size, modern specifications, and sustainability credentials positions it as a unique opportunity in the market.

The construction methodology will adhere to the latest quality standards to ensure the durability and efficiency of the infrastructure. Utility connections and other necessary infrastructure requirements are being coordinated with local authorities to ensure a smooth development process.
