Construction Commences on Major NoLipa Residential Project in Lisbon
Developer Avenue has announced that construction has officially started on NoLipa, its largest residential project to date. The project is located in Lisbon, and the commencement of excavation and peripheral containment works marks a significant step for the development. The construction contract for the project was awarded to the leading Portuguese construction firm Mota-Engil. Project management, including coordination, fiscalization, and safety, is being handled by Engexpor. The architectural design was developed by the acclaimed atelier Risco. The NoLipa project, which began its commercialization phase at the start of 2025, has already demonstrated strong market appeal, with more than 40% of the units in its initial buildings—Freixo, Tília, Plátano, and Acácia—already sold. With construction now underway, Avenue is launching the next sales phase, which includes an additional 215 apartments in the Bétula and Olaia buildings. These new units offer a range of typologies, from T0 (studios) to T4 (four-bedroom), with gross floor areas varying from 43 m² to 113 m². The sales are managed on a co-exclusive basis by the real estate agencies Dils, JLL, Porta da Frente, and Remax Collection.
Aniceto Viegas, the CEO of AVENUE, stated that “with the launch of two new buildings and the start of construction, NoLipa enters a new phase of development. The newly released Bétula and Olaia buildings will significantly expand the housing options within NoLipa. All units are designed with exclusive outdoor spaces, including balconies and spacious terraces. The Bétula building, one of the largest in the development, will feature 127 apartments with areas ranging from 59 m² to 113 m², offering T0 to T4 layouts with balconies up to 23 m². The adjacent Olaia building, located near the Campo Grande transport interchange, will house 88 apartments with T0 to T4 typologies, gross areas between 43 m² and 186 m², and outdoor spaces up to 35 m².
Upon completion, the NoLipa development will comprise a total of 465 apartments spread across seven buildings. The project has a total area of 63,500 m², with 50,000 m² allocated to residential housing, 3,400 m² for retail spaces on the ground floors, and 10,100 m² designated for other uses, fostering a mixed-use environment.
