Construction Starts on Major NoLipa Residential Project in Lisbon

Developer Avenue has announced that construction has officially commenced on its NoLipa project, the largest residential development in the company's portfolio. The works, which include excavation and peripheral containment, are now active at the site located near the Campo Grande interchange in Lisbon. The execution of the construction has been awarded to Mota-Engil, a leading construction firm, with Engexpor managing the project's coordination, supervision, and safety protocols. The architectural plans for the extensive project were designed by the Risco atelier.

The development, which began its commercialization phase at the start of 2025, has already achieved a sales rate of over 40% for the units within its initial buildings, named Freixo, Tília, Plátano, and Acácia. Following this strong initial demand, a new sales phase has been launched, introducing an additional 215 apartments. These new units are located in the Bétula and Olaia buildings and offer a range of typologies from T0 to T4, with gross floor areas spanning from 43 m² to 113 m². The co-exclusive sales mandate is held by real estate consultancies Dils, JLL, Porta da Frente, and Remax Collection.

Aniceto Viegas, the CEO of AVENUE, commented on the milestone, stating, “With the launch of two new buildings and the start of construction, NoLipa enters a new phase of development. The launch of the Bétula and Olaia buildings significantly expands the housing options within the NoLipa project. All residences are designed to include private outdoor spaces, ranging from balconies to large terraces. The Bétula building is set to be one of the largest in the development, comprising 127 apartments with areas from 59 m² to 113 m² and balconies up to 23 m². The adjacent Olaia building will contain 88 apartments, with gross areas between 43 m² and 186 m² and outdoor spaces as large as 35 m².

Upon completion, the NoLipa project will consist of 465 apartments spread across seven distinct buildings. The total development area is 63,500 m², of which 50,000 m² is allocated for residential use. An additional 3,400 m² is designated for retail spaces on the ground floors of the residential buildings, with the remaining 10,100 m² planned for other uses, contributing to a mixed-use community.
