Anadia Municipality Awards €4.3 Million Contract for 'Varandas do Parque II' Residential Building
The Anadia City Council has formally awarded the construction contract for the new residential building, "Varandas do Parque II," to the construction firm Nível 20 – Estudos, Projectos e Obras, Lda. The decision, made during the executive meeting on September 10, greenlights a project valued at precisely €4,345,363.98. The development is a key component of the municipality's urban requalification strategy for one of the city's primary entrances.
The project specifications detail a modern residential complex featuring a total of 18 apartment units. These will be divided into 15 three-bedroom (T3) residences and three two-bedroom (T2) residences, designed to accommodate a variety of household needs. The construction timeline has been set at 24 months from the commencement of work. The building's design, as highlighted in the municipal announcement, incorporates innovative architectural concepts intended to distinguish it from existing structures and contribute positively to the urban fabric.
Located adjacent to the Anadia Urban Park, the "Varandas do Parque II" project promises future residents proximity to green spaces and recreational areas. The architectural plans were developed by the Lisbon-based firm UrbanScapes, known for its focus on sustainable design and community integration. The building is slated to include features such as high-efficiency thermal insulation, solar panels for common area energy needs, and rainwater harvesting systems, aligning with the municipality's broader environmental goals.
In a statement, Anadia's Mayor, Teresa Cardoso, emphasized the project's significance. "This is more than just a building; it is a statement about Anadia's future. We are committed to thoughtful urban development that enhances quality of life and modernizes our city. 'Varandas do Parque II' will provide high-quality housing and serve as an architectural landmark at a key entry point to our community." The financing for the project is secured through a combination of municipal funds and a private partnership with the developer, ensuring its viability over the two-year construction period.
The municipality has also confirmed that it is already developing the legal and administrative framework for the sale of the 18 units. The properties will be sold via a public auction, a move intended to ensure transparency and provide equal opportunity for all interested parties. The auction is expected to be formally announced in late 2027, closer to the project's completion date. This sales model is anticipated to attract a wide range of potential buyers, from local families to national and international property investors.
The CEO of Nível 20, João Ferreira, stated, "We are honored to be selected for this important project. Our team is prepared to deliver a building of exceptional quality that meets the high standards set by the Anadia municipality. We look forward to breaking ground and contributing to the city's growth." The project is expected to create approximately 75 jobs during the construction phase, providing a temporary boost to the local economy. All necessary regulatory approvals and planning permissions have been secured, and preliminary site work is scheduled to begin in the fourth quarter of 2025.
