Construction to Commence on €20 Million 'Ceramium' Building in Aveiro

The Portuguese real estate developer Grupo AM48 has formally announced that construction will begin on Ceramium, the second residential building within its large-scale Foz de Prata development in Aveiro. The project represents an investment of approximately €20 million.

The project specifications for Ceramium include 33 residential units, with apartment typologies ranging from one-bedroom (T1) to five-bedrooms (T5). The units will have floor areas between 65 and 314 square meters. The building design incorporates a suite of exclusive amenities, including a coworking space for residents, a pet care area, and a private 400-square-meter garden with a playground and fire pit.

The construction timeline is scheduled to begin on October 1, 2025, with an expected duration of 20 months. This follows the start of construction on the Ethula building, the first residential structure in the Foz de Prata master plan. The developer reports that pre-sales activity has been strong, with 40% of the units in Ceramium already sold.

Francisca Martins, an administrator for Grupo AM48, stated, “We launched the Foz de Prata project at the end of 2023 with an ambitious plan that we are fulfilling, demonstrating to the city and to everyone that good projects are necessary, but they cannot just stay on paper. It is important to execute.”

The project has a strong focus on environmental impact and sustainability. The entire Foz de Prata development is the first in Portugal to be registered for LEED-ND (Leadership in Energy and Environmental Design - Neighborhood Development) certification. The Ceramium building itself will also seek its own sustainability certification. “Sustainability remains the foundation of the project,” Martins added. “We want to go beyond what is required by law, to create high-quality living spaces with the lowest possible environmental impact.”

Sustainable design features include the integration of solar panels, green roofs, extensive cycle paths, and charging stations for electric cars and bicycles. The plan also incorporates rainwater harvesting for irrigation and cleaning, and eliminates surface car traffic to promote soft mobility. The overall Foz de Prata project is a €150 million investment spread across 11 plots, totaling 80,000 square meters of construction. Future phases include a hotel with 155 units, a medium-sized commercial area, and other services.

The development is located at the northern entrance to Aveiro and is positioned as a new axis of urban growth for the city. The plan also includes an intervention in the adjacent São Roque Canal to create a new bay and ports for traditional moliceiro boats. Regulatory approvals for the master plan were secured in conjunction with the Municipality of Aveiro, which received the development's public spaces in June of this year.
