The detailed breakdown of price movements by district shows significant variations in growth. The district of Santarém recorded the highest annual appreciation in the region, with a 32% increase in average sales price, which now stands at €250,000. The district of Coimbra also saw a substantial rise of 32% year-on-year, with its average price stabilizing at €275,000. In Leiria, property values increased by 14%, with the current average price at €329,000. These figures demonstrate strong buyer demand and market momentum in key areas of central Portugal.

While the sales market shows strong growth, the rental market in the Centro region has remained relatively stable. The national average rent is €1,300, showing no monthly change and a modest 4% annual increase. In Coimbra and Santarém, rents have held steady at an average of €800 per month. Leiria's average rent is €850, also with no monthly change and only a 1% increase compared to July 2024. This stability in the rental sector contrasts with the dynamic sales market.

For comparison, Lisbon continues to be the most expensive district in the country. The average sales price in the capital is €635,000, an 18% year-on-year increase. The average rent in Lisbon is €1,700, which is a 3% increase from the previous month but represents a 6% decrease compared to July 2024. At the other end of the spectrum, Castelo Branco remains the most affordable district in the Centro region, with an average sales price of €90,000 and an average rent of €550.

The report from Imovirtual concludes that the purchasing market in the Centro region is maintaining a strong appreciation trend, driven by the performance in Santarém, Leiria, and Coimbra. The stability of rental prices, despite the pressure in the sales segment, suggests that the region offers a balanced market for potential buyers and investors.
