The median price of housing, based on bank appraisals, has increased in every single municipality across the Ribatejo region, with areas closer to Lisbon commanding the highest values. According to new data from the Pordata database, Vila Franca de Xira, a municipality within the Lisbon metropolitan area, now stands as the most expensive in the region.

The median value per square meter for bank appraisals in Vila Franca de Xira climbed to €1,882 in 2024, up from €1,729 in 2023. This figure is substantially higher than the national median, which Pordata reports as €1,662 per square meter for 2024, itself an increase from €1,521 in the previous year. The data confirms the continued upward pressure on housing prices in the areas surrounding the Portuguese capital.

Several other municipalities in the Ribatejo region, many of which serve as commuter towns for Lisbon, also recorded high median values. Arruda dos Vinhos reached €1,639 per square meter, while Alenquer stood at €1,431, Azambuja at €1,348, and both Benavente and Salvaterra de Magos exceeded the €1,300 mark. The data also highlights the price disparity within the region. The municipalities with the lowest median values were those furthest from the Lisbon urban core. These include Mação, Abrantes (€904/m²), Alcanena (€921/€/m²), and Chamusca (€915/m²). Even in these more affordable areas, however, prices have followed the universal upward trend observed across the entire region.

The Pordata statistics cover 308 Portuguese municipalities, providing a comprehensive overview of demographic, economic, and housing indicators. The report also noted that on a national level, the municipalities experiencing the highest rate of price appreciation between 2021 and 2024 were concentrated in Madeira, with Ponta do Sol, Ribeira Brava, and Santa Cruz leading the country in valuation growth.
