Rental Prices in Portugal Rise 3.3% in August, Idealista Reports

The median price for rental housing in Portugal increased by 3.3% in August compared to the same month of the previous year, reaching €16.8 per square meter. Data released on Wednesday, September 3, 2025, by the idealista price index, also indicated that despite the year-over-year increase, rental values have remained stable over the past three months.

An analysis of district capitals shows Viana do Castelo recording the highest price increase at 16.1%, followed by Viseu (13.6%) and Leiria (12%). Portugal's two largest cities, Lisbon and Porto, continued to be the most expensive places to rent, although they registered more moderate annual increases of 2.1% and 1.6%, respectively. The median rental cost in Lisbon now stands at €22.2 per square meter, while in Porto the price is €17.7 per square meter. Funchal was the third most expensive city, with a median rent of €15.1 per square meter.

The upward trend in rental prices was observed across almost all districts and islands. The most significant annual increases were seen in the districts of Vila Real (34.7%), Castelo Branco (26.1%), and Portalegre (18.5%). The Lisbon district remains the most expensive in the country, with a median price of €20.5 per square meter, followed by Faro (€16.1/m2) and Porto (€15.9/m2).

All administrative regions of Portugal saw an increase in rental prices in August. The Autonomous Region of the Azores posted the largest year-over-year growth, with a 15% rise. The Autonomous Region of Madeira and the Algarve region also saw strong increases of 10.5% and 10.4%, respectively. Greater Lisbon continues to be the most expensive region to rent a home (€19.8/m2), followed by the Algarve (€16.1/m2) and Madeira (€15/m2).
