Alentejo Rental Market Heats Up with 10.6% Price Increase in July
The cost of residential rentals in the Alentejo region of Portugal saw a year-over-year increase of 10.6% in July 2025. This data, published in the most recent price index from the property portal Idealista, positions the Alentejo as having the third-highest rental price appreciation in the nation for the period.
According to the report's findings, only the Azores, with a 16.3% increase, and the Center region, at 12.2%, registered higher annual growth in rental costs. The median price for renting in the Alentejo now stands at 11 euros per square meter (€11/m²).
Despite this notable price surge, the report clarifies that the Alentejo remains one of the country's most affordable regions for tenants. Its median rental value is currently lower than all other regions except for the Azores (€10.1/m²) and the Center (€10.4/m²).
The data provides a breakdown by district within the Alentejo. The district of Évora recorded the highest median rent in the region at €11.4/m², an increase of 11.4% compared to July of the previous year. In the district of Beja, the median cost was €9.6/m², which corresponds to a more moderate annual rise of 2.3%. The district of Portalegre, while the most affordable at €6.7/m², still saw a significant price appreciation of 11.2%.
The analysis also focused on the district capitals. The city of Évora showed a 7% annual increase in rental prices, with the median cost reaching €12.1/m². This figure places Évora among the more expensive district capitals for renters in Portugal. The Idealista price index is compiled based on the asking prices of properties listed on its platform.
